
House shopping gets a lot easier (and a lot less emotionally exhausting) when you decide in advance what actually matters most. This quick framework I’ve developed for my clients over the years helps you sort your priorities into Deal Breakers, Needs, and Wants—so you can tour homes confidently and avoid the “almost-right” spiral.

Most buyers do not struggle because they do not know what they want. They struggle because they are trying to decide it in the moment, while also managing the emotions of touring.
This worksheet separates your priorities into three categories:
The goal is not perfection. The goal is clarity.
Deal breakers should be a short list, usually two to four items. If a home misses even one deal breaker, it is not the right fit.
A deal breaker is something that:
If your list is getting long, that is a sign you have Needs and Wants mixed in. We can tighten it together.
Needs are the requirements that support your everyday routine. These are the things that make a home functional for your household.
Examples:
A good test: if the house does not have it, would your day-to-day feel difficult or impractical? If yes, it is probably a Need.
Wants are what make a house feel like your house. These matter, and they should be part of the conversation, but they should not outrank your Deal Breakers and Needs.

Most buyers will not hit every want. A realistic goal is:

If it misses a deal breaker, we do not force it. We admire the house online and move on; these are not worth a showing.
As we walk through, we ask: can you live your real life here without making it harder than it needs to be? For the most part, this can be answered before a showing as well.
Some of these can be answered before a showing, but many will need to be checked off in person. If a house checks all of your deal breaker and need boxes, it’s probably worth a showing.
